Renovations, planned and priced properly
Three things we do, and we do them well. Every job below gets the same planning up front, the same trades managed by us, and the same fixed price in writing before we start.
Kitchen renovations
The room that sells the house. We rebuild kitchens around how you actually cook and live — then get the joinery, the benchtop and the lighting right, because that's what you notice every single day.
- Layout planning — benches, work triangle, storage and traffic
- Custom cabinetry, islands, pantries and soft-close hardware
- Stone, laminate or timber benchtops, templated and installed
- Splashbacks, sinks, tapware and appliance install
- Plumbing and electrical relocation, task and feature lighting
- Flooring, painting and making good to finish the room
Bathroom renovations
A bathroom is the one room where cutting a corner costs you twice. We strip it to the frame, fix what's behind the tiles, waterproof it to standard, and only then start making it look good.
- Full strip-out, rubbish removal and any timber repair found underneath
- Waterproofing to AS 3740, with the certificate handed to you
- Floor and wall tiling, niches, screeds and correct falls to waste
- Vanities, baths, shower screens, toilets and tapware
- Extraction, heating and lighting sorted so it doesn't grow mould
- Ensuites, laundries and separate WCs done at the same time
Full home renovations
Where the house needs more than one room fixed. We take the whole place on as a single job — one contract, one program, one crew — so the trades don't trip over each other and you're not project-managing your own home.
- Layout changes — opening up living areas, reworking wet areas
- Kitchens, bathrooms and laundries delivered on one schedule
- Flooring, plastering, painting, doors, trim and joinery throughout
- Electrical and plumbing upgrades while the walls are already open
- Older weatherboard and brick homes brought up to a modern standard
- Investment properties turned around between tenants or before sale
What's always included
These aren't extras or upsells. They're in the price on every renovation we quote.
A written quote
Itemised and fixed. You know the number before anyone picks up a hammer.
A real program
Dated stages, so you know which week the tiler is in and when you get your kitchen back.
Protection & clean-down
Floors and furniture covered, dust contained, rubbish out at the end of every day.
A handover walk-through
We walk the finished job with you and clear your list before the final invoice.
Things people ask us
How much does a renovation cost?
It depends on size, on what's behind the walls, and on the finishes you choose — which is exactly why we come out and look rather than quoting over the phone. What we can promise is that the written quote is a fixed price, and it's the number you'll pay.
How long will my bathroom or kitchen be out of action?
We'll give you a dated program with the quote, so you can plan around it. The honest answer is that it depends on the job and on how quickly selections are locked in — waiting on a benchtop or a tile that's out of stock is the single most common cause of delay, and it's the one we can head off early.
Do you handle the design and the selections?
Yes. We'll work through layout, finishes, tiles, tapware and joinery with you before anything starts. If you've already got a designer or a plan drawn up, we're happy to build to it.
Can we stay living in the house?
For a single bathroom or kitchen, usually yes — we'll stage the work and keep the rest of the house sealed off and clean. For a whole-home renovation it's worth talking through, because there are stages where it's genuinely easier for everyone if you're out.
Do you do investment properties and rentals?
Regularly. Renovations between tenants, make-goods and pre-sale upgrades. We can deal directly with your property manager and work to a settlement or re-let date.
[CONFIRM] Are you licensed and insured?
TODO Li & Lin: replace this with your actual position — your Tasmanian building licence number, your public liability cover, and whether you provide home warranty insurance where the job requires it. If any of that doesn't apply, delete this question rather than softening it.
[CONFIRM] Do you guarantee your work?
TODO Li & Lin: state the workmanship warranty you actually offer and how long it runs. Delete this question if you'd rather not put a period in writing — your statutory obligations under Australian Consumer Law apply either way.
Not sure where to start?
Tell us what's not working about the house and we'll tell you straight — including where the money is best spent.
